The amount it costs to build a garage in the UK is determined by its size, the materials used, the depth of the foundations and the type of roof.
Prices can range from £2k to £30k+ depending on these factors. We’ll guide you through the options and prices to help you estimate the cost to build a garage.
Costs involved in building a garage
You can build and design your garage in many shapes and sizes, however, this will partly be defined by the planning permissions you can obtain. See our guide to garage planning permission to find out more. Once you know the permitted size of your garage, the following steps will be required for the build:
- Garage Foundations (excavating, trend digging, base laying) – £2,000 – £3,000
- Concrete floor (pouring of concrete, reinforcing and backfilling the ground) – £2,500
- Brickwork, lintels etc. – £3,000 – £4,000
- Construct structural roof timbers – £1,300
- Roof coverings (felt, battens, tiles) – £2,300
- Install fascias, soffits, guttering, downpipes – £2,000
- Install power sockets, internal lighting, security lights – £800
- Install main garage door, access door, windows – £3,000 – £4,000
- Painting, internal shelves, final finishes – £500 – £1,000
At a top level we can estimate that the average cost to build:
- a single garage is: £13,000 (flat roof) to £15,000 (pitched tiled roof)
- a double garage is: £21,000 (flat roof)to £25,000 (pitched tiled roof)
As well as the build stages, there are also design elements you should take into consideration when building a garage, and the range of options and costs associated:
Style and size
When it comes to the style of your garage, the two most popular types are pent or apex. The apex roof is the triangle shape, with two slopes meeting in the middle, whereas the pent roof has a single slope that creates an incline.
Pent roofs tend to be cheaper, with a small garage pent roof (14’3″ (4.34m) x 8’6″ (2.59m)) costing from £1,800, and up to £5,210 for a large garage (26’3” (8.00m) x 20’6″ (6.24m)). An apex style garage roof can cost between £2,030 for the smaller size and up to £7,180 for the larger size.
Door styles and finishes
There are many options for your main garage door style: these include horizontal, vertical, georgian, vertical steel double hinged, roller and sectional. The costs of these types of doors again can vary from £30 for your basic horizontal, up to £800 for a sectional door.
As well as the style of your garage door, costs may vary depending on the type of finish. Door options include an offset fitting, 4 point locking, coloured doors, woodgrain golden oak doors, a woodgrain rosewood finish or an electric remote operator system. Costs for these can vary from £50 for the offset fitting, to £600 for a remote operating system.
If your garage is next to your house, you will also need to decide on the style and finish of any access doors. Like the main doors, these come in a range of options including timber, steel, woodgrain, pvc or extra high security doors. Costs can range from £50 up to £600.
Windows
Most standard garages include at least one window, if not two in double garages. However costs can vary depending on the materials used. While some builds will include timber windows free of charge, uPVC double-glazed windows with various finishes can up the costs. We would estimate that 4ft uPVC windows can vary from £250 to £300.
Roof
When it comes to the roof, people will balance style and practicality. The most popular type of garage roof is corrugated cement fibre, which come in different colour options. You can also choose plastic coated steel sheets (insulated or non-insulated) or a tile-effect version of the plastic coated steel sheets. Costs come between £100 to £600 depending on the roofing chosen.
Wall Finish
The walls of your garage can be built in a variety of finishes – this will mainly be down to personal taste and cost. A brick wall is the most traditional finish for an outdoor garage, but more customised finishes like stone, pebble dash or Canterbury Spa. A special finish can add up to £250 on to the final cost.
Is it cheaper to build or buy a garage?
On average it’s cheaper to buy a prefab garage, where prices can range between £1,00 and £8,000 depending on the size and build-options. Prefab garages have their advantages for budget purposes and time-to-build, which is usually faster than a custom-build garage. However they can offer less options for customisation and fit with the rest of your property. It’s also important to remember that a garage can add a lot of value to your home – so it may be a worthwhile investment!
